How do I determine the depth of next doors footings
There are several ways this can be done – if possible a trial hole can be dug but that may be difficult if the building is detached from yours.
I signed up with next door’s surveyor and now I want my own surveyor
On the one hand there is not much you can do because once appointed a surveyor can only be unappointed if he deems himself incapable of acting but, if like one of our callers this week you were visited by your neighbours surveyor who persuaded you to sign him [ or her ] up as an Agreed Surveyor at extortionate fees then the Cancellation of Contracts made in a Consumer’s home or place of work etc Regulations (2008) will protect you if you cancel within seven days, details here. In the case in question a building owner was called in to see his neighbour surveyor who advised the he had no choice but to sign up with him if he wished to avoid a dispute and ling running argument, it was bluntly bullying of the highest order, unprofessional and give us all a bad name.
Party Wall Procedure Flowchart
Here’s a super helpful flowchart showing the Party Wall process from beginning to end. Some fine detail is left out such as special foundations and addendum awards to make it easier to follow but it represents an excellent graphical representation of where the Building Owners Surveyor, Adjoining Owners Surveyor, Third Surveyor, Party Wall Notices and Party Wall Awards fit into the process. The flowchart is watermarked and Copyright by The Party Wall Helpline, if you want to use it on your site please email us and ask, don’t just nick it! Thanks…
Establishing Who Owns A Wall?
Is quite often not as easy as it looks as most walls do not have a very helpful plaque on them like this one which we spotted in Bermondsey on the side of a building we had been asked to survey and advise a freeholder on [not a Party Wall job - service charge issue!]. Obviously party walls were an issue back in 1871 as they were covered by the London Building Acts but in those Internet free days this may well have been the best way of staking ownership.
